These 3 home buying myths we are busting today, have held many home buyers back from buying their dream home or starter home. So, in today's video, we're going to cover three myths of home buying. Three reasons why people don't think that they can buy a home yet. We're going to bust those right now. Check out this video. All right, guys. Thanks so much for watching. This is something that we've wanted to do for a while because I run into this so often. Buyers just are really not educated in this business. They're not educated in this industry by anybody. And it's not their fault. It's just there's no education out there. That's why we're doing these videos, to help you. So, the three myths we're going to talk about today is how you can be a home buyer right now if we can bust these for you. So, one of the number one reasons why people don't think they can buy a home right now is they still believe that they need 20% down for a down payment. That's a heck of a lot of money, not many people have that kind of money, and you don't need that kind of money. All the you'd need, guys, to buy a home is 3.5% for an FHA loan or 5% down for a conventional loan. What does that mean? Don't worry about that. Call me or call your lender; they'll explain what an FHA or a conventional loan is. That's a whole another video. The point of this video is that you do not need 20% down. You only need 3.5% or 5% down. On average, for a $350,000 home, our clients have been able to buy a home with about $15,000 to $20,000 in their bank account. So, I hope that helps if you have that money. And even if you don't, we might still have a way for you to buy a home but you'll have to call me to find out. Let's go to number two. The number two myth that people struggle with and think that they cannot buy a home is because they think they need an absolute, crazy, perfect credit score of 700 or 800, or God knows what. And, again, that is so not true. We have loan programs available for you that start in the low 600s. So, I believe, right now, 620 FICO score will get you a very good loan, a good interest rate, and able to get you into the house that you want to. Now, there are some programs and some loans that you can get in for even a lower FICO score than that, but they're going to need a little bit more from you. And, again, that's a whole another video. Just call me or call your lender to find out what that means. But you do not need 700 or 800 FICO score, okay? And the number three reason people are worried, sometimes they're afraid that they can't buy a home, because they think they have to pay a boatload of commission to the realtor. And that is so not true, guys. I don't know what it's like in other states. Maybe that's why they believe that. But here in Arizona, you do not have to pay me a commission to represent you when you go and buy a home. You literally get my representation for free because the seller of the home that you're buying pays the commission for both realtors. Your only cost is your loan cost. So, it doesn't cost you anything to have professional representation on your behalf, so why in the world would you not take advantage of that? Take a professional with you to go buy the home that you want, to go find your dream home, and get out there.
