What are the chances of selling a home in the winter? This is a great question we get every year. Most people believe that homes do not sell during the holidays, and they choose not to list their home until later in the spring. Is that a good strategy? Are your chances of selling a home in the winter much less than in the spring? Well, I am glad you asked :) I have to assume that this is true in the cold parts of the country, luckily we live in Phoenix Arizona, here, winter is not a thing :))) We do have to shovel some sunshine once in a while but it is all worth in the end. The truth is... YES your chances might be a bit less to sell your home in the winter even here in Arizona, but not because of the weather, it's simply because most people don't want to be bothered around the holidays, they prefer to take a break and enjoy this time of the year with family and friends. HOWEVER, I my opinion, and from my experience over the last 15 years as a full time Real Estate agent and Realtor here in the valley of the sun, that would be a huge mistake if you are considering selling your home. EVEN though we have less traffic during the holidays, the 2 HUGE advantages you have are :1. The few buyers who are still looking at homes during the holidays, are the MOST SERIOUS BUYERS, these are the buyers YOU want looking at your home. Your chances of selling your home to these buyers are much higher, as they need a home NOW!2. You will have LESS COMPETITION! Since most people fall into the category of : " I am going to wait until January or spring to list my home" ( when everybody else and their mother is doing the same thing so I have all the competition in the world and dramatically "shoot myself in the foot" will list their home as well...) So I absolutely believe that if you main goal is to get your home sold for top dollar, you SHOULD NOT waste the opportunity to list your home during or just before the holidays so you can capitalize on the ONE BUYER that will pay top dollar for your home as he/she needs to MOVE RIGHT NOW!
